Noida investment - good idea or too late?

Hi guys, I'm based in Dubai and thinking of investing in Noida. Sector 94 looks good. Bhutani Infra okay hai? Is Noida still a good bet or has the market peaked? Mujhe advice chahiye. Can't visit, so need your honest opinions! Also, rent vs buy – which one is better?
