Yaar, I'm thinking of buying a 3BHK near Kakrola. Kids' school admission bhi dekhna hai. Grihapravesh Buildteck Pvt Ltd ka project kaisa hai? Safe rahega na family ke liye? Rental yield actually milta hai ya sirf bolte hain? Should I even consider under-construction? Koi advice do bhai.

Don't just focus on the builder's reputation. Visit the site yourself, talk to existing residents (if any), and check the quality of construction. Khud jaake dekhna is the best way.
Market is volatile right now. Interest rates are rising. Think carefully before taking a big loan. Can you afford the EMI if the rental income is delayed or lower than expected?
Bhai, budget kya hai tera? That's the most important thing. Sector 150 mein bhi options mil jaenge, but rates are higher now. Metro bhi aa gaya hai toh prices badh gaye hain.
Possession status kya hai? If it's already delayed, then run! Check RERA website for updates. It's a lifesaver.
Rental yield in Noida is generally not that great, tbh. Expect 2-3% max. Don't buy just for rental income. Capital appreciation is the key here.

I bought a 2BHK in Sector 75 three years ago. Prices have almost doubled now. But the builder is still struggling to complete the amenities. Check amenities completion before booking, I made that mistake.
I invested in their project near Pari Chowk 5 years ago. Still waiting for possession! Avoid at all costs. Mera experience bahut kharab raha.

Kakrola is good for schools and connectivity, but Grihapravesh... I'd be wary. Have you looked at projects by Godrej or ATS nearby? Thoda expensive hai, but worth it for peace of mind.
