Noida investment: Indiabulls Estate or somewhere else?

Hi all, thinking of investing in Noida. What's your take on Indiabulls Estate? Are the returns good? Or should I look at other builders near Atta? Ready-to-move vs under-construction, which one is better for ROI right now? Koi advice dega? Mujhe confusion ho rahi hai. Thanks!
