So, I'm thinking of buying my first property in Noida. My parents keep saying it's a good time. But honestly, I'm not sure. Is Noida still a good investment or has it peaked? I've been looking at Shubhkamna Buildtech in Sector 10. Kya aap logon ko pata hai about rental yields there? Also, rent vs buy, which one is better long-term? Mujhe advice chahiye yaar. What do you think?

So, what's the latest? Did you decide to buy or rent?
Builder ne phir se date extend kar diya lol. This is the Noida story. Prepare yourself.
Totally agree yaar. Rent vs buy depends on your financial situation and risk appetite. What's your monthly income and expenses?
Don't fall for the builder's sweet talk. Get everything in writing, especially the possession date.
Noida is still worth it, but be very, very careful. Do your homework, don't rush into anything.
Kya aap logon ko pata hai about the metro connectivity in Sector 10? Is it good?
Metro is decent. Not direct connectivity, but easily accessible by auto or e-rickshaw.
U4, yeah, it's not right at your doorstep, but it's manageable. Makes commuting to Delhi much easier.
Sector 150 ka avg rate 7k/sqft hai abhi. Sector 10 should be around the same, maybe a little less. Negotiate hard!
Guys, remember the new Jewar airport is coming up. That will definitely boost property prices in Noida long term.
Thanks for all the advice, guys! I'll definitely check the RERA details and visit the site again.
Check amenities completion before booking, I made that mistake. They promised a swimming pool and a gym, still not ready after 2 years!
Rising interest rates are also a concern. EMI will be higher. Factor that in before deciding.
Don't just look at rental yield. Also consider capital appreciation. Noida is still developing, so there's potential for good growth.
Capital appreciation is key! But depends on the location and quality of construction. Cheap construction = low appreciation.
Bhai, this builder ka track record bahut poor hai. I know someone who's been waiting for possession for 5 years!
Five years! That's insane. Which project was it?
U13, can you share more details? Name of the project, etc.? This is important info.
Mujhe toh lagta hai rent is better for now. Invest that money elsewhere. The market is too volatile right now.
Shubhkamna? I heard mixed reviews about them. Check their RERA registration and see if they have any pending complaints. Better safe than sorry.
Sector 10 is a good location, no doubt. But before you jump in, check the possession status of the project. Builder claims kuch aur karte hain, reality kuch aur hoti hai.
Rental yield toh depends on the flat type and floor, right? Which floor are you looking at? Corner unit? Those usually fetch better rent.
Good point! Floor and view matter a lot. Also, furnished or unfurnished? Makes a big difference in rental income.
I bought in Sector 78 three years ago. Prices have definitely gone up, but the hassle of dealing with the builder was insane. Mera bhi same experience tha 2 years ago.
Noida investment - it's a gamble, bhai. Sector 10? Depends on the builder. Shubhkamna Buildtech... not sure about them. Rental yields are decent in that area, maybe 3-4%. Rent vs buy? Long term, buy is always better, but initial investment is heavy.
3-4%? Thoda kam hai yaar. I'm getting almost 5% in Sector 75. But yeah, initial investment is the killer.
Parents are right in some ways. Property prices are always going up. But Noida has its issues - builder delays, infrastructure problems. Do your research!
Haan exactly, Noida mein yahi problem hai. Delays are a huge headache. Check the builder's track record *very* carefully.
U3, Infrastructure problems are slowly getting resolved. Metro extension is a big plus. But yes, builder reputation is key.
