Noida investment - Is it too late to buy?

Fed up of renting! Landlord raised rent again. Finally taking the plunge. Is Noida still a good investment now, or has it peaked? Everyone's saying Jewar airport will drive prices up. Also, is it better to buy ready-to-move or under construction from Cosy Reality in Sector 108? Not sure if under-construction risk is worth it.
