Based in Dubai, can't visit often. Is ready-to-move really safer than under-construction now? Advetaya Constructions ka project pasand aaya in Sector 33A. Heard so many possession delay stories. Should I just pay the extra for peace of mind? Need a property manager too. Anyone have experience?

One thing to consider: Ready-to-move mein resale value might not appreciate as much as under-construction, long term. But peace of mind is worth something.
Don't just look at the apartment itself. Check the society's maintenance charges and security features. These things matter.
Just be careful with the super area vs carpet area. Builders often inflate the super area.
I'd say, if you can afford it, ready-to-move is the way to go, especially from Dubai. Less stress, immediate returns.
Check the builder's financials too! If they're heavily in debt, it's a red flag.
My personal experience: I bought under-construction in 2018. Possession delayed by 2 years. Never again! Ready-to-move only for me now.

Ready-to-move mein bhi dhyaan rakhna. Amenities completed hain ya nahi? Clubhouse, swimming pool... sab check karna.
I invested in Sector 37 three years ago. Ready-to-move. Best decision ever. Rented it out immediately. ROI is pretty good. Noida is booming, especially with the new Jewar airport coming up.

Depends on the project, but expect around 8k-10k per sqft for a decent apartment. Negotiate hard!

Haan, brochures toh sab ache hote hain! Reality is often very different. I got burned by a similar builder in Greater Noida West.

Property manager? I use NoBroker's service. They're okay-ish. Koi aur better option hai toh batao guys.
I tried NoBroker, they were useless. Didn't screen tenants properly. Now I just ask my family friend to manage it. Much more reliable.
NoBroker is hit or miss. I've had better luck with local guys, but you have to do your due diligence. Verify their background properly.
