Noida investment: Jewar impact or just hype?

I'm based in Dubai and confused. Jewar airport ka impact real hai ya builder hype? Thinking of investing near Yamuna Expressway, but not sure if it's too late. Should I consider under-construction near the metro? Vatsalaya is launching something new, but scared of delays. Any thoughts?
