Noida Investment: Kingson Buildtech or Elsewhere?

Hey everyone, I'm considering investing in Noida. What do you think about the rental yield potential right now? Also, is it a buyer's or seller's market currently? I'm looking at Kingson Buildtech in Sector 167. Has anyone experienced their projects? Which one is better for long-term appreciation, under-construction or ready-to-move? Any advice on current market conditions? What's your take?
