Noida Investment: Levitate Greens or other options?

I'm seriously considering investing in Noida real estate, but I'm a bit confused about where to put my money. I've heard good things about Levitate Greens Projects. Has anyone invested with them? What's your experience been like? Mujhe advice chahiye about whether they are a good option compared to other builders in Noida. Also, I'm trying to understand which area is better for investment right now. Sector 73 seems promising because of the metro connectivity. What do you think about the rental yield potential in Sector 73? Kya aap logon ko pata hai, what kind of rental income can I expect from a 2BHK apartment there? Which one would you recommend for higher returns: investing in under-construction or ready-to-move properties in Sector 73? What are the risks associated with investing in under-construction projects right now? I'm looking for long-term gains, so any insights on expected appreciation would be helpful.
