Noida Investment: Luxury Overpriced? Change My Mind!

Hi all, controversial opinion but I think the luxury segment in Noida is totally overpriced. I'm looking to upgrade to a 3BHK near Sector 120 for my kids' school admission, and my wife wants a good society. But honestly, are these luxury flats from builders like Soni Realtech worth the crazy prices? I mean, the rental yield can't possibly justify it, right? Maybe I should stick to something more reasonable. Also, anyone have experience with under-construction projects? So many RERA stories scare me. What do you think? Am I missing something? Change my mind! What's your take?
