Guys, I'm thinking of buying a flat in Noida, Sector 46. Malik Infrahomes India Pvt Ltd ka project dekh raha tha. What do you think, is Noida still a good investment in 2024? My parents keep saying rent is better than EMI, but I feel like owning something. Kya bolte ho? Has anyone invested in Malik Infrahomes? Mujhe advice chahiye. Is it worth buying under-construction or should I go for ready-to-move? Confused yaar!

So, OP, what did you decide? Malik Infrahomes mein jaa rahe ho ya koi aur project dekh rahe ho? Update us!
U4, which project in Sector 75? That's important information. We should all be aware.
Under-construction mein risk hai, but potential for higher returns bhi hai. High risk, high reward. Ready-to-move is safer, but returns will be lower. It's a trade-off.
Sector 46 is a decent location, close to the metro and market. But I'd still be cautious about Malik Infrahomes. Do your research thoroughly before investing your hard-earned money.
I heard rates are going up again next quarter. RBI ne kuch kiya tha na? Something about interest rates?
One thing to consider is the floor. Higher floors usually have better views and ventilation, but can be pricier. Lower floors are easier to access, especially for elderly parents.
Guys, let's be real, Noida is still a good investment, especially with the new metro lines coming up. Property prices are only going to go up. But do your due diligence!
Possession status kya hai? RERA number check kiya kya? That's the first thing you should do.
RERA number dalo bhai, let's all check it together. Transparency is key.
Exactly! RERA website is your best friend. Don't trust anything the builder tells you without verifying it there.
Bhai, I bought a plot in Yamuna Expressway Authority area. Land toh mil gaya, but abhi tak registry nahi hui hai. Government regulations are a pain!
Kya yaar, builders are all the same. Promise the moon, deliver a crater. Be very careful. Get a lawyer to review the agreement before you sign anything.
Under construction or ready-to-move? Depends on your budget and how soon you need the flat. Under construction will be cheaper, but the risk is higher. Ready-to-move is safer, but more expensive.
I invested in a ready-to-move flat in Sector 137 three years ago. Best decision ever! No builder headaches, no delays. Just straight-up ownership. Worth the extra cost, IMO.
Don't just look at the builder, look at the specific project. Amenities kya kya de rahe hain? Swimming pool, gym, clubhouse... are they actually building it, or just showing pretty pictures in the brochure?
Haan, U10 is right. I made the mistake of not checking the amenities properly. Now, the clubhouse is still under construction after 2 years of possession!
Malik Infrahomes ka rate kya chal raha hai per sq ft? Compare it with other projects in Sector 46. Also, check resale value in the area.
Bhai, rent is NEVER better than EMI in the long run. Parents are just being risk-averse. But Malik Infrahomes? Check their RERA registration and previous projects ka completion record. Delayed projects are a Noida specialty.
Exactly! Parents will always say rent is better. They don't understand the feeling of owning something. Plus, rent toh jaata hi hai na, at least EMI is building equity.
Malik Infrahomes... I'd be wary. Unka past record utna achha nahi hai. I know someone who invested in their Sector 75 project, possession abhi tak nahi mila. It's been 4 years!
Sector 75 mein toh bahut builders ka same haal hai. It's a mess!
4 years? OMG. Name and shame karo yaar! Which project was it?
Sector 46 is good, but traffic can be a nightmare during peak hours. Think about connectivity to the Noida-Greater Noida Expressway and the metro. Also, what's the price per sq ft they are quoting?
Noida mein investment... risky bhi hai, rewarding bhi. Depends on the builder, location and your risk appetite. Malik Infrahomes ka naam suna toh hai, but haven't invested myself. Sector 46 is decent.
