Okay, I'll say it - is Noida investment *really* worth it now? Everyone glorifies it. Sector 107 mein Prestige Group ka project dekh raha hu, 3BHK chahiye for my kids. But ROI sahi hai kya? Or is Greater Noida better? Change my mind! Mujhe advice chahiye yaar.

Consider the new Jewar airport impact. That will definitely boost property values in Greater Noida in the long run.
Noida Extension (Greater Noida West) is still a good bet for affordable housing. But be prepared for delays and infrastructure issues.
So, what did you decide, OP? Prestige or somewhere else?
Current market conditions are also impacting prices. Interest rates are up, so EMIs will be higher. Factor that in.
Be careful — some builders have delayed projects. Check their track record.
Mujhe bhi advice chahiye. Sector 78 mein Amrapali ka project dekh raha hu. Should I risk it?
Amrapali? Run away! Seriously, don't even think about it. So many pending cases.
U9 is right. Amrapali is a disaster. Stay away.
Sector 107 is developing, but it's still a bit of a gamble. Wait for the metro to come closer.
Check amenities completion before booking, I made that mistake. Swimming pool is still not ready after 2 years!
Possession status kya hai Prestige project ka? That's the most important question. Delayed projects are a nightmare.
Exactly! Possession is everything. Builder ne phir se date extend kar diya lol.
Check the super area vs carpet area. Builders are notorious for inflating the super area.
Noida is still good for end-use. If you're planning to live there, then yes. Investment ke liye, maybe look elsewhere.
Honestly, with property rates rising everywhere, Noida is still relatively affordable compared to Gurgaon or Delhi. But ROI depends on the specific project and location.
I bought in Sector 137 near the metro station. It's been a good experience so far. Rental income is decent.
I invested in Sector 150 three years ago. Prices have gone up, but not as much as I expected. The infrastructure is still developing. Lekin, the green spaces are a big plus.
Sector 150 is good for living, not for quick ROI. It's a long-term game.
Greater Noida is only good if you are getting a REALLY good deal. Otherwise, stick to Noida. At least you have better access to Delhi.
Don't fall for the hype. Visit the site multiple times, talk to existing residents (if any). I made the mistake of booking based on the brochure.
Bhai, Prestige ka reputation toh hai. But still, do your due diligence. Construction quality is key.
Overhyped, I tell you! I bought in Sector 75 five years ago, and the appreciation is negligible. Maintenance charges are insane too.
ROI sahi hai kya? That's the million-dollar question, isn't it? Honestly, Noida is saturated. Look at Dwarka Expressway maybe?
Sector 107 mein Prestige? Which project specifically? Check RERA registration number before anything else. Don't trust the builder's promises blindly.
Haan, RERA is important. Verify everything online.
U6, you're right. RERA is the only way to protect yourself from these builders. Mere dost ka phase gaya tha delay mein.
Noida investment - Overhyped or still good? Bhai, it depends! Prestige is a good builder, no doubt. But Sector 107 is a bit far, right? Greater Noida West is cheaper, but connectivity is still an issue. Need more details on your requirements to give better advice.
Exactly! Location matters a lot. 107 is developing, but it'll take time. Greater Noida West is a gamble, prices are low for a reason.
U1 is right. Connectivity is key. Agar metro nahi hai, toh problem hai. Prestige ka project toh accha hoga, but think long term.
