Noida investment: Payment plan vs pre-launch confusion

Construction-linked payment plans, are they actually better for investors in Noida? Main concern hai ki Buildvision Group Yamuna Expressway Sector 22A mein pre-launch offer de raha hai for a 3BHK, keh rahe hain it's a great deal. But I'm in Dubai, can't visit site. I need to figure out the real all-in cost – property price, stamp duty, registration, PLC, interiors, sab kuch. With CLP, what if project delay ho gaya? My budget is around ₹1.5 Cr. Should I push for a lump sum down payment discount instead? Kya pre-launch offers sach mein cheaper hote hain, ya just marketing hype? Koi experience share karo please.
