Noida investment: Peaked or still growing?

Okay, I'll say it: Noida might be overhyped. Just moved into Sector 20 last month, and honestly, things aren't as rosy as everyone claims. Everyone glorifies potential ROI, but what about the actual returns? Is Noida still a good investment in 2024-25, or has it peaked? I'm seeing insane prices, especially for 'luxury' apartments. Proplarity Group's projects are nice, but are they *worth* it? Also, the rent vs buy debate...does the math *actually* work here? Seriously, change my mind. Has anyone seen amazing appreciation lately? What's your take on this, yaar?
