Noida Investment: Plot vs Flat, which one to choose?

Guys, I'm based in Dubai and looking to invest in Noida. Can't easily visit for site inspections, so relying on your insights. I'm thinking of investing near Yamuna Expressway Sector-22D. What do you think, plot lena sahi rahega ya flat? Heard plot mein appreciation zyada hota hai. Also, anyone invested with Proplarity Group? Builder ka track record kya hai? Mujhe property manager bhi chahiye hoga, since I can't manage it from here. Any recommendations? Which one is better for rental yield, 2BHK or 3BHK? Mujhe advice chahiye yaar! It's a big decision.
