Noida investment: Pre-possession quality checks
Did a site visit to Trinity High Street South Avenue last weekend, eyeing another rental asset. From my experience, what you see during construction often tells you a lot about future maintenance headaches and tenant churn. I was specifically checking the visible quality of materials used, like the window frames and plumbing lines they've exposed. It's not just about the finishing; it's the core stuff. Also, really curious about their water supply setup. Noida can be tricky with tanker dependency, which is a huge turn-off for good tenants and adds to operational costs. Is the promised tank capacity actually sufficient? Does anyone have insights on this project's actual water situation or observed construction quality before possession? I've seen projects look great on paper but fail on basic utilities.

I'm always wary of projects that look too good to be true at this price range (₹27 L – ₹64 L for 120 units). Trinity High Street is completed, but the possession date is September 2024. That's a red flag for me. Why is a 'completed' project still having a possession date so far out? It usually means finishing touches or approval delays. And
Water supply is a HUGE deal. My cousin bought a flat near Ajayabpur and they're constantly dependent on tankers, even after possession. It's a nightmare. For Trinity High Street, I heard they have an underground tank capacity of 5 lakh litres, but given 120 units, that might still be tight for peak season. Does anyone know if they have borewell backup?
Totally agree with your point about visible quality! I visited a project in Alpha I Greater Noida recently, and the exposed wiring looked dodgy. Gives me major trust issues.
This is my biggest fear as a first-time buyer. How do you even check all this?
Haan yaar, exactly! Builder log bahar se chamka dete hain, andar ka haal kharab hota hai. Did you notice anything about the window frames specifically in Trinity High Street? Wohi toh sabse pehle kharab hote hain.
