Okay I'll be honest — buying for myself is way harder than selling to clients. Priyanshi Heights, Noida, completed project dekh raha hoon. Price ₹42-47L. Builder ka track record toh theek hai. But real rental yield kya hai yahan? Aur resale market kitna liquid hai? I know builders hide investor-user ratio. Iski actual occupancy kaisi hai? Koi ghost society ka issue toh nahi?

Main toh Priyanshi Heights ka RERA status dekh raha tha. 'Rera Not Applicable' dikha raha hai. Is it even legal for a residential project to not have RERA? This raises serious doubts about transparency and future problems. Koi confirm kar sakta hai kya ye sahi hai ya galat?
RERA 'Not Applicable' means ki shayad ye project RERA act aane se pehle launch hua hoga, ya phir area wise exemption hai. But for an ongoing project
Sahi baat hai, completion date aur possession date ka mismatch toh red flag hai. Builder ko poochna padega clearly. Ye sab hidden cheezein baad mein bahut costly padti hain.
Dekho, Priyanshi Heights mein mere ek friend ne site visit ki thi last month. Uska kehna tha ki construction quality average hai. Price range ₹43-48L seems a bit high given the location, especially when you compare it to new launches in Alpha II, Greater Noida. Wahan better amenities mil jaati hain is price point par. Rental yield Noida mein waise bhi 3-4% se zyada expect mat karo agar residential hai. Investors usually target commercial for higher returns.
Sahi kaha, commercial mein returns better hain but risk bhi zyada hai. Residential mein stability hoti hai, but Priyanshi Heights ki location ke hisaab se rental yield toh kam hi dikh raha hai.
Alpha II mein prices aur amenities better hain, agree. But Priyanshi Heights ka maintenance kaisa hai? Often, builders promise good amenities but maintenance is horrible later. That affects rental yield too, especially if society looks run down.
Bhai, Priyanshi Heights ka naam toh suna hai. Lekin 'completed' bolke possession date 2025 dena, kuch samajh nahi aa raha. My agent also told me similar things. Ye rental yield ka chakkar bahut tricky hai, especially for first-time buyers like us. Kya actual mein value milegi?
Value ka toh pata nahi, but is price range mein Noida mein options bahut hain. Thoda aur research karo, shayad better deal mil jaaye. Don't rush into it just because it's 'completed'.
Haan, main bhi confuse ho gaya tha. Mere agent ne bataya ki unhone 'completion certificate' le liya hai but finishing work aur common areas mein time lagega. So technically completed but not ready for move-in. It's a common builder tactic now, especially in Noida.
