I'm confused! Ready-to-move seems safer, but under construction promises better ROI. What's your take on Vivacity Creators' projects in Noida Extension? Anyone invested there? Which one is better?

What's the current market rate in Noida Extension? I'm seeing ads for 4500/sqft, but is that realistic?
Rates are rising because of the new metro line. But 4500 seems low for a good project. Check the location and builder reputation carefully.
Don't just look at the price per sqft. Check the carpet area vs super area. Some builders are notorious for inflating the super area.
Haan exactly, super area ka khel toh sab khelte hain. Also, check for hidden charges like parking, club membership, etc.

Under construction mein EMI ka bhi pressure hota hai. Ready-to-move mein rent bhi save ho jata hai. Depends on your financial situation, I guess.
I bought an under-construction property in Noida Extension 2 years ago. Biggest mistake of my life! The builder kept increasing the price, citing 'material costs'. Now I'm stuck with a property I can't sell for what I paid.

Noida Extension is still risky, even with RERA. Too much supply, not enough demand. Sector 150 is a better bet, but prices are higher.
Sector 150 is definitely better planned. More green spaces, better infrastructure. But the price difference is significant.
ROI is important, but so is your sanity! Ready-to-move might not give you crazy returns, but at least you know what you're getting. What's the price difference between ready and under construction in Vivacity Creators, anyways?
Price difference toh bahut hoga. Under construction mein you're paying a lower base price, hoping for appreciation. But delays can eat into your profits. I'm also looking at Noida Extension, but leaning towards resale flats. Less headache.
Resale is a good option, U4. Sector 78 mein some decent flats available. Check out listings on NoBroker and Magicbricks also.
Vivacity Creators... Bhai, I know someone who booked a flat with them 5 years ago. Still waiting for possession! Be very careful. RERA registration check kiya?
