Guys, I'm confused. Under construction seems cheaper, but RERA scares me. Is Brys Group reliable, or should I stick to ready-to-move flats in Sector 16A? What do you think? Any advice?

At the end of the day, it depends on your risk appetite. If you can handle the uncertainty, under construction might be worth it. Otherwise, stick to ready-to-move.

RERA is a good initiative, but enforcement is still a problem. Builders find loopholes. Don't rely on it completely.
Sector 16A is a good bet for rental income too. Easy to find tenants.
Be careful – Brys Group has 3 delayed projects that I know of. Check on Propmyna reviews also for them.
If you're financing, get pre-approval from the bank first. It will give you a clearer idea of your budget.

Check amenities completion before booking, I made that mistake. They promised swimming pool, gym, everything... still not ready after 2 years!

Sector 16A is expensive, but location is unbeatable. Metro connectivity, markets, everything is nearby. Worth the premium.
Check the builder's RERA registration number and project details online. Don't just rely on what they tell you. It's all public info.
Under construction mein GST kam lagta hai, that's the main advantage. But is the risk worth the saving? Hmmm....

I bought in Sector 75 three years ago, under construction. Biggest mistake of my life. Builder ne phir se date extend kar diya lol. Abhi tak possession nahi mila. Ready to move is the only way to go.
Haan exactly, Noida mein yahi problem hai. Builders promise the moon and deliver nothing.

Bhai, Brys Group? Thoda risky hai. Heard some stories about delayed possessions. Ready-to-move in Sector 16A is safer, even if it costs more. Peace of mind is worth it, right?
