Noida investment: Ready-to-move or under-construction?

Hey guys, I'm thinking of investing in Noida. I'm confused between ready-to-move and under-construction properties. Under-construction seems cheaper, but RERA horror stories darate hain yaar. Is it worth the risk? Has anyone experienced issues with Logix Group? Ready-to-move mein Sector 1 mein rates bahut high hain. Also, rental yield kitna expect kar sakte hain? My parents keep saying 'buy land'. Kya plot sahi rahega?
