What do you think, is Noida still a good investment in 2024? I'm looking at properties in Sector 102. Anyone bought ready-to-move recently? I'm torn between that and under-construction by Gayatri Developwell Pvt. Ltd. Has anyone experienced delays with them? Which one is better for ROI, yaar? Also, rental yield - are they actually achievable? Mujhe advice chahiye! Is it worth the risk?

Sector 150 ka avg rate 7k/sqft hai abhi. Just FYI.

Sector 102 is decent, but traffic can be a pain during peak hours. Factor that in.
Under construction is cheaper, but you pay pre-EMI. Consider that too. Is it worth it for the potential ROI?
I'd say, ready-to-move in a good society with decent amenities is a safer bet in the current market. Rates are already rising.

My advice: Don't rush into anything. Do your research, visit multiple sites, talk to existing residents. Noida is tricky.
I invested in an under-construction property in Sector 150, possession was delayed by 1.5 years. But the appreciation was worth it in the end. But that's just my luck. Not a guarantee for everyone.
Be careful - some builders show fancy brochures but amenities are never completed. Visit the site and see for yourself! Check amenities completion before booking, I made that mistake.

RERA registration number check karo on the UP RERA website. That's the first thing you should do.

Rental yields are dependent on finding good tenants. If you are getting students, the rental yield will be higher but more maintenance. Families are ideal, but harder to find.

Also, furnished vs unfurnished. Furnished attracts better rent but more wear and tear. It's a tradeoff.
New metro line extension will definitely boost property prices in Sector 102 in the long run. Keep that in mind.
I bought in Sector 78 3 years ago. Under construction. Abhi tak possession nahi mila! Builder ne phir se date extend kar diya lol. Ready-to-move le lo, peace of mind milega.

Gayatri Developwell... are they new? I can't find much info online. Risky business, investing with unknown builders. Check their financial health, very important.

U9, depends on the project, but roughly 6500-7500 per sq ft for decent projects. Bargain hard, especially for under construction.
Noida investment in 2024? Depends, yaar. Sector 102 is okay-ish. Gayatri Developwell... never heard of them. Ready-to-move is always safer, less headache. Under construction is a gamble. ROI is better in under construction *if* you get possession on time. Big IF!
Bhai, ready-to-move is king in Noida right now. Builders are notorious for delays. Check their RERA registration and past projects before even thinking about Gayatri Developwell. Sector 102 has good connectivity though, that's a plus.
Rental yield in Noida is a myth, honestly. Don't believe those 5-6% promises. More like 2-3% if you're lucky. Invest for capital appreciation, not rent. Sector 150 is better for rental, maybe check there?
