Noida investment: Ready to move or under construction?

I'm finally taking the plunge and buying in Noida, fed up of renting! 10 years of rent wasted, bhai. But I'm so confused! Should I go for ready-to-move or under-construction? Kya aap logon ko pata hai, under-construction mein Avexa Buildcon projects kaise hain? Has anyone experienced delays with them? I'm hearing horror stories about RERA. Also, Sector 93A is on my radar. What do you think of that area for investment? Is it worth the premium? Rent vs EMI math is killing me. Mujhe advice chahiye yaar. Which one is better long term? What's your take?
