Noida investment - ready to move or under construction?

Hey guys, I'm based in Dubai and looking to invest in Noida. Can't really visit for site inspections right now, so relying on you all for ground reality. I'm confused between ready-to-move and under-construction projects. Has anyone experienced delays with Aarambh Infratech? I've heard some RERA horror stories, toh darr lag raha hai. Sector 133 mein kaun sa better hai? Also, what about rental yields? Are the advertised numbers actually achievable, ya phir its just marketing? I will need a property manager, so ease of renting out is important. Koi advice do bhai! Mujhe advice chahiye. What do you think?
