Okay, controversial opinion but I think ready-to-move is always better in Noida, especially after all the SubhSantosh Group delays I've heard about. Change my mind! My wife wants a 3BHK near a good school, so Sector-22D on Yamuna Expressway is an option. But under construction looks cheaper initially. Is it worth the risk of getting stuck? Has anyone experienced major delays with builders lately? Also, Noida vs Greater Noida, which one is better for long-term appreciation and kids' safety? Mujhe advice chahiye! What do you think, yaar? I'm so confused. I don't want to lose money.

Noida is definitely better for long-term appreciation due to better infrastructure and connectivity. But do your research on the builder before investing in under-construction property.
Check amenities completion before booking, I made that mistake with my current flat. They promised a swimming pool and clubhouse, still under construction after 5 years!
If you are risk-averse, go for ready-to-move. If you are willing to take a calculated risk for potentially higher returns, consider under construction but do thorough due diligence.

Market conditions are changing. Interest rates are rising, so the cost of borrowing is going up. This might impact property prices. Keep that in mind.

Totally agree with ready-to-move. I invested in under construction in 2016, and the builder is still giving excuses. Lost all hope. Sector 78, by the way. Never again!

Be careful - I heard SubhSantosh has 3 delayed projects in Noida. Check their track record on RERA before you put down any money.
RERA registration number check karo before you book anything. And visit the site multiple times. Talk to other buyers. Do your homework, bhai!
Noida Extension (Greater Noida West) is a good compromise. Prices are lower than Noida, but connectivity is improving. Check out Gaur City and Supertech Eco Village. But be careful about builder reputation!
Gaur City is too crowded, yaar. And traffic is a nightmare!
I bought in Sector 150 three years ago. Under construction tha, but possession time pe mil gaya. Luck bhi factor hai yaar. But I did a lot of research before booking.
Possession status kya hai SubhSantosh Group ka? RERA website pe check karo. And check for any pending litigation.
RERA website is your best friend! Don't trust anything the builder says. Always verify on RERA.
Don't even think about SubhSantosh! My friend booked a flat with them in 2018, still no possession. Litigation mein phase hua hai. Run far away!
Ready-to-move is better, especially with kids. You can move in immediately and enroll them in school. No waiting, no stress. Sector 22D is okay, but Sector 7x might be better for schools.
Long-term appreciation ke liye, Noida is better. Greater Noida is still developing, but Noida has more established infrastructure. But price point is a major factor. What's your budget?
Mera bhi same experience tha 2 years ago. Under construction book kiya, builder ne phir se date extend kar diya lol. Abhi tak wait kar raha hu. Kabhi kabhi lagta hai paisa dub gaya. Ready-to-move is definitely worth the premium.
Bhai, ready-to-move is a no-brainer. Peace of mind is worth the extra cost. Under construction mein toh bas tension hi tension hai. Sector 22D is decent, but check the builder's RERA record first! SubhSantosh... naam toh suna hai, but positive reviews kam hi dekhe hain.
I disagree! Under construction can be a good deal if you do your research. You get a better price and can customize some things. But yeah, builder reputation is KEY. Noida vs Greater Noida depends on your priorities. Greater Noida is cheaper, but Noida has better connectivity and amenities. For kids, Noida is generally safer.
Sector 22D on Yamuna Expressway? Thoda door nahi hai school se? Traffic bhi rehta hai. Ready-to-move is safer, I agree. At least you can see what you're getting. But under construction mein price advantage toh hai. Dilemma toh hai yaar!
Exactly! Price advantage is tempting, but delays can kill you. Mera ek dost ka 2 saal se phase hua hai project. Paisa bhi gaya, ghar bhi nahi mila.
Haan, and Yamuna Expressway pe connectivity is still developing. Noida is much better in that aspect. But the prices are sky-high!
Check the school bus routes. Some schools have buses going to Yamuna Expressway. But yeah, traffic can be a pain.
