Hey guys, I'm looking to buy my first property in Noida, Sector 142 maybe. I'm so confused! Should I go for ready-to-move or under-construction? My parents keep saying ready-to-move is safer, especially with all the RERA issues. Has anyone experienced problems with Earthcon Universal Infratech Pvt Ltd projects being delayed? Also, what about rental yields? Are they actually achievable? I've heard wildly different numbers. Honestly, I'm a bit nervous about the whole thing. Is Noida still a good investment in 2024, or has it peaked? What's your take? Mujhe advice chahiye yaar.

Sector 150 ka avg rate 7k/sqft hai abhi. Consider that as well.
Did anyone face issues with registry? How long does it typically take after possession?
Honestly, Noida has its pros and cons. Good connectivity, good infrastructure, but also a lot of builder issues. Weigh your options carefully.
So, OP, what did you decide? Ready-to-move or under-construction? Which project are you considering now?
Sector 142 is good because of the corporate offices. But also consider the traffic situation. It can get pretty bad during peak hours.
Ready-to-move is safer, but negotiate hard! Builders are desperate to sell inventory.
I'm an NRI looking to invest in Noida. What's the best way to check the property title and avoid fraud? Any reliable lawyers you can recommend?
U19, hire a good property lawyer who specializes in Noida real estate. They can do a title search and due diligence. Don't rely on the builder's promises.
Also, check amenities completion before booking, especially in under-construction projects. I made that mistake and now I'm stuck with half-finished facilities.
Bhai, be very careful. Mera ek friend ka paisa Earthcon mein phasa hua hai. Two years delay ho gaya hai.
Noida has definitely seen a price surge in the last year, especially after Covid. The new metro line extension is also driving up prices. So, yes, it's still a good investment, but you need to be smart.
Has anyone invested in ATS projects? How's their possession timeline?
ATS is generally reliable, but even they have had delays. Check their RERA compliance and past project completion rates.
Check the builder's financial health before investing. A lot of them are heavily indebted.
Noida is still good for investment, especially with the Jewar airport coming up. But be very careful about the builder. Don't just go for the cheapest option.
Rental yields in Sector 142 are around 2.5-3% realistically. Don't believe anyone promising more than that. It's all marketing.
I bought a ready-to-move apartment in Sector 75 three years ago. Best decision ever! Peace of mind is priceless. Sure, the initial cost was higher, but no stress of EMIs and rent together.
Under-construction mein EMI ka bhi tension rehta hai, plus rent bhi dena padta hai. Double whammy!
Mujhe bhi advice chahiye! Thinking of investing in a commercial property near Sector 18. Any thoughts?
Sector 18 is prime location. But commercial is a different ball game altogether. High risk, high reward. Do your research!
Hey! Sector 142 is a good choice, but *ready-to-move hi lena*. Under-construction is a headache, trust me. Been there, done that. Rental yields are a myth mostly.
Totally agree with U1! Ready-to-move is definitely safer. Less risk of builder delaying or going bankrupt.
Earthcon? Bhai, unka track record toh questionable hai. Check their RERA registration number carefully. Many delays reported.
