Guys, I'm finally fed up of renting. 10 saal ka rent waste ho gaya! So, I'm thinking of buying in Noida. Sector 62A looks good. But confused about ready to move vs under construction. Has anyone experienced delays with Soni Realtech projects? Which one is better, yaar? Kya risk hai? I want good ROI, but also peace of mind. Mujhe advice chahiye. What do you think?

What's the possession status of Soni Realtech's projects in 62A? Anyone knows?
My advice: Ready to move le lo. Less risk, more peace of mind. Under construction is only worth it if you're willing to take a big gamble.
Remember to factor in stamp duty and registration charges. It can add a significant amount to the overall cost.
So, what did you decide, OP? Ready to move or under construction? Which project are you leaning towards?
Bhai, Noida Extension bhi dekh lo. Thoda door hai, but prices are more affordable.
Check amenities completion before booking, I made that mistake. They promised a swimming pool and clubhouse, but still not ready after 5 years!
RERA registration number check karo! All the details about the project are available there.
Current market conditions are crazy! Rates are rising like anything. If you're serious about buying, don't delay too much.
One thing to consider is the carpet area vs. super area. Builders often mislead buyers with the super area. Be careful!
Don't just look at ROI, also consider the location's potential. Is there a metro nearby? Are there good schools and hospitals? These things matter in the long run.
Sector 62A is good because of the metro connectivity. But it's also quite crowded. Depends on your lifestyle, bhai.
I bought a ready-to-move flat in Sector 75 three years ago. No regrets! Thoda expensive tha, but peace of mind is worth it. And the metro is just a short walk away.
Sector 75 is a good choice. The social infrastructure is also improving rapidly.
U18, which project did you buy in? And what was the price at that time? Just trying to get an idea of the appreciation.
Mujhe bhi advice chahiye. I'm also thinking of investing in Noida. Budget is around 80 lakhs. Any suggestions for ready-to-move flats?
U8, check out Sector 119, 120. You might find something decent in your budget. But be prepared to compromise on size. Sector 7x mein bhi mil sakta hai, but quality can be an issue.
Soni Realtech? Avoid! Mere relative ne unke project mein invest kiya tha, 2 saal delay hua. Possession mila kya, woh bhi ek question mark hai.
Exactly! This builder ka track record bahut poor hai. Check their past projects before investing. Don't get swayed by fancy brochures.
U10, which project are you talking about? Need to warn my friends!
Under construction mein ek aur risk hai – builder bankrupt ho gaya toh? All your money is gone! At least with ready to move, you can see what you're getting.
U13, true that! Even RERA takes time to resolve issues. Better to be safe than sorry.
Haan exactly, Noida mein yahi problem hai. So many builders have gone bust. RERA is supposed to help, but it's still a risk.
Bhai, 10 saal ka rent waste toh sach mein dukh hota hai! Sector 62A is good, but Soni Realtech... hmm, I've heard mixed reviews. Under construction mein ROI zyada mil sakta hai, but delay ka risk bhi hai. Ready to move is safer but pricier. It's a tough call yaar.
Totally agree with U1. Soni Realtech ka reputation average hai. Check RERA registration number and Google for reviews before investing. Peace of mind is priceless, especially after 10 years of renting.
Under construction is a gamble, especially now with rising material costs. Ready to move is safer, but negotiate hard! Sector 62A is decent, but look at Sector 75 and 78 also. Better connectivity and future potential.
ROI is important, but don't forget about the quality of construction. I bought under construction in Sector 150 five years ago, and still waiting for possession! Builder ne phir se date extend kar diya lol. Never again!
Oh bhai, Sector 150 mein toh yeh aam baat hai! Which project are you talking about? Mera dost bhi phasa hua hai.
U4, name and shame the builder! We need to protect each other from these crooks. RERA mein complaint file karo.
U4, Exactly! I've heard stories of people waiting for 7-8 years. Ready to move is the way to go if you want to avoid these headaches. Thoda mehenga milega, but worth it.
