Guys, I'm looking to invest in Noida, maybe Sector 142. I'm confused between ready-to-move and under-construction. Under-construction looks cheaper initially, but what about RERA issues? Has anyone experienced delays with Swaraj Homes Builders & Developer? My parents keep saying ready-to-move is safer, but it's so much more expensive. What do you think? Also, which one gives better ROI long term? Honestly, I had no idea buying property was so complicated! Mujhe advice chahiye. Is it worth risking under-construction for lower price? Kya aap logon ko pata hai which is better? Help!

The new metro line is definitely impacting property prices in Noida. Keep that in mind when you're negotiating.

U15, Sector 150 ka avg rate is around 6500-7500 per sqft for ready-to-move. Under-construction might be slightly cheaper.
Don't just look at the price. Consider the total cost of ownership. Under-construction mein you'll be paying rent + EMI for years. Ready-to-move mein only EMI.
Be careful of hidden costs with under-construction. Development charges, parking fees, club membership... they all add up!
I've heard Swaraj Homes is facing some financial difficulties. I'd avoid them. There are plenty of other options in Noida.

Under-construction is cheaper for a reason! You're taking on the risk. If you can afford ready-to-move, go for it. Otherwise, do thorough due diligence. RERA number is just the first step.
Sector 142 is a good location, especially with the metro extension coming up. But prices are already high. Under-construction might be your only option if you're on a tight budget.
RERA check karo, and also check the builder's financial stability. Many builders are struggling with cash flow these days.
My personal opinion? Ready-to-move is always better. You can see the property, inspect the construction quality, and move in immediately. No waiting, no stress.
ROI ki baat kar rahe ho? Ready-to-move will give you rental income immediately. Under-construction mein you're paying EMI and waiting. Long term, it depends on the location and the builder.

Swaraj Homes Builders & Developer? Be very careful. I've heard some negative reviews about their previous project in Greater Noida West. Delayed possession and poor construction quality.
