What's the price per sqft they are quoting for Shubhkamna in Sector 149? Anyone has any idea?
Depends on the floor and facing, U2. But expect around 5500-6000/sqft for a basic unit.
Ready-to-move is definitely safer, especially with all the builder scams happening. But appreciation will be slower.
Under construction also gives you the option to customize the interiors to some extent, which is a big plus for some people.
I think it boils down to your risk appetite and financial situation. If you can afford the higher EMI, go for ready-to-move. If you're comfortable with some risk and can wait, under construction might be worth it.
Be careful with Shubhkamna. I heard they have 3-4 projects that are severely delayed in Greater Noida West. Do your research!

My personal experience: under construction is only worth it if the builder has a stellar reputation and you're getting a significant discount. Otherwise, ready-to-move is the way to go. Peace of mind is priceless.
Check amenities completion before booking, I made that mistake once. They promised a swimming pool and clubhouse, still not ready after 3 years!

ATS is generally reliable. Don't worry too much. They might delay, but they usually deliver.

Sector 7x might be a good option for you, U14. Resale options are available in that budget.
Check out resale options in Sector 119 and 120 as well. Good connectivity and amenities.

Ready-to-move is good, but loan amount bhi toh dekho! EMI burden will be much higher. Under construction gives you time to plan your finances.
Sector 150 is a better option than 149, in my opinion. Better connectivity and green spaces. But rates are higher too. Check Godrej Properties and Tata Value Homes there.
Sector 150 ka avg rate kya hai abhi? Last I checked it was around 6500/sqft
U10, it's closer to 7k-7.5k now, depending on the project and location within the sector. New metro line announcement has pushed the prices up.
Under construction ROI definitely higher, but tension bhi zyada! Shubhkamna... hmmm, suna toh hai. Ready-to-move is peace of mind, but paisa bhi zyada lagega. Tough choice yaar.
Totally agree with U1. It's a gamble. I invested in an under-construction project in Sector 75 five years ago, still waiting for possession. Builder is making excuses!
Sector 149 is promising with the Jewar airport coming up, but Shubhkamna Buildtech... I haven't heard great things about their delivery timelines. RERA registration number check karo before you invest!
Bhai, RERA is just a formality these days. Builders find loopholes. My advice? Visit the site multiple times, talk to existing residents (if any), and then decide.
U4 is right. RERA is not a guarantee. Mera bhi experience kharab raha. Under construction mein phass gaya. Ready-to-move is worth the extra cost, trust me.
Sector 119 mein ek project tha. Promised possession in 2018, still incomplete. Name nahi lunga, but lesson learned: ready-to-move ONLY!
