I'm fed up of renting, yaar! 10 saal rent mein waste kar diye. Finally taking the plunge in Noida. Sector 149 looks promising. Ready-to-move seems safer after hearing so many RERA stories, but under construction projects like Kingson Buildtech Pvt. Ltd. are cheaper. What do you think? EMI vs rent math is killing me. Has anyone experienced issues with under-construction projects lately? Which one is better, bhai?

Overall, if you have the budget, ready-to-move is the safer option in Noida. Under construction mein risk hai, but potential reward bhi hai. Just do your homework!
Rising interest rates are also a factor to consider. EMI will be higher now than it was a year ago.
Also, check the builder's financial health. Are they taking on too many projects at once? That's a red flag.
I bought an under-construction property in Noida Extension 6 years ago. Biggest mistake of my life! Still waiting for possession. Go for ready-to-move. Learn from my experience.
Another thing to consider is the carpet area. Builders often quote super area, which is much larger. Make sure you know the actual carpet area before you book.
Before booking, check amenities completion. I made that mistake. Promised a swimming pool and gym, but still under construction after 2 years of possession.
Yaar, renting is a pain, but buying is a bigger commitment. Consider your long-term plans. Are you planning to stay in Noida for the next 5-10 years? If not, renting might be a better option.
Under construction mein, make sure you have a clear payment plan and escalation clause. Builder ne phir se date extend kar diya toh you should have some recourse.
Sector 149 is good, but traffic can be a nightmare during peak hours. Factor that in. Also, check the social infrastructure – schools, hospitals, markets.
Ready to move is expensive, but you can move in immediately and start earning rental income if you want. Under construction mein, you're paying EMI and rent at the same time. Double whammy!
My advice: visit the site, talk to existing buyers, and do your due diligence. Don't just rely on what the builder tells you.
Sector 149 is booming because of the metro extension. Rate badh rahe hain! If you can afford ready-to-move, go for it. Peace of mind is worth the extra cost.
I bought in Sector 150 three years ago. Under construction tha, and it was delayed by almost a year. But the appreciation has been good. Abhi rate double ho gaya hai! Risk toh hai, but reward bhi hai.
RERA stories are scary, but RERA has also helped a lot of people. Check the project's RERA compliance. If everything is in order, the risk is lower.
Possession status kya hai Kingson Buildtech ka? Anyone know?
U11, last I heard, they were promising possession by end of 2024, but I wouldn't bet on it.
Website pe check karo, they usually update the status there. But take it with a grain of salt.
Totally agree with U1. Ready-to-move is peace of mind. Under construction mein delays are almost guaranteed, especially in Noida. Check the builder's RERA registration and past projects carefully.
Kingson Buildtech? I wouldn't touch them with a ten-foot pole. Heard they're always delaying possession. Look at their other projects, 'Sunrise Greens' – still not complete after 5 years!
Sunrise Greens ka toh naam hi mat lo! Mera paisa atka hua hai udhar. Legal notice bheja hai, but still no progress.

EMI vs Rent math is a bi**h, isn't it? I was in the same boat. I made a spreadsheet with all the costs (stamp duty, registration, maintenance, etc.) for both options. That helped me decide.
