Guys, I'm based in Dubai. Is ready-to-move worth the premium over under-construction in Noida, considering RERA? Has anyone invested in Dasnac's projects? Also, sector 164 sahi hai?

Another point to consider: GST on under-construction properties. Ready-to-move is GST-free.
Overall, if you're not in a hurry and can handle the risk, under-construction might be worth it for the potential gains. But for peace of mind, go for ready-to-move.
Thanks everyone for the input! Seems like ready-to-move is the safer bet. Will do some more research on Dasnac and Sector 164.
Update us on what you decide! Curious to know which way you go.
Bhai, builder ne phir se date extend kar diya lol. Under-construction is a gamble.
What's your budget? Sector 150 ka avg rate 7k/sqft hai abhi. Sector 164 should be a bit lower.
Ready-to-move mein rent bhi save hoga. Under construction mein toh EMI aur rent dono dena padega.
I think with the rising interest rates, ready-to-move makes more sense now. Less risk and you can start earning rental income immediately.
Dasnac ka RERA registration number check karo. You can find all the details there.
Dasnac is known for aggressive marketing, but be careful. Check their financial stability before investing.
Don't just rely on RERA registration. Go to the RERA website and check the project's progress report. That will give you a better idea of the actual status.
For investment purpose, under construction gives better ROI if you can wait. But if you are looking to move in immediately, ready to move is better.
Sector 164 is okay, but the price appreciation might be slower compared to sectors closer to the expressway. Just my opinion.
True, sectors like 150 and 152 are seeing faster appreciation due to better infrastructure.
Ready-to-move premium is worth it in Noida, especially if you're not here to keep an eye on construction. Been there, done that! Under-construction mein sirf tension milta hai.
Sector 164 sahi hai, but check the specific location within the sector. Some parts are better connected than others. Also, consider the social infrastructure nearby - schools, hospitals, etc.
I invested in under-construction in 2018, promised possession in 2020. Abhi tak nahi mila! Ready-to-move is the only way to go, trust me.
Haan exactly, Noida mein yahi problem hai. Builders promise the moon, but deliver nothing.
Mera bhi same experience tha 2 years ago... lost so much money and time.
Ready-to-move is always safer, especially for NRIs. Less headache. Under-construction mein toh builder rulata hai bhai. Sector 164 is decent, but traffic can be a pain. Dasnac... heard mixed reviews. RERA is there, but enforcement is still slow in Noida.
True that! RERA is only paper tiger sometimes. You still need to do your due diligence.
Bhai, under construction mein price advantage toh hai. But delayed possession ka risk bhi toh hai na? I'd say ready-to-move for peace of mind.
Sector 164 is good connectivity wise, metro coming up nearby. But Dasnac? I've heard mixed reviews too. Invest only if you're comfortable with the builder's track record.
Dasnac... hmmm... I know someone who invested in their project in Sector 75. Possession mila kya, kisi ko pata hai?
Last I heard, the project was delayed by almost a year. But that was a few months ago. Anyone have recent updates?
Sector 75 mein toh bahut projects delayed hain. Dasnac ka kya status hai, I'm also curious.
