Guys, I'm based in Dubai and planning to invest in Noida. Can't visit easily, so need your opinions. What do you think about ready-to-move flats vs under construction? I'm seeing some good options from Grihapravesh Buildteck Pvt Ltd in Sector 120. Is it worth the risk or should I stick to ready possession? Also, rental yield sahi mein milta hai ya sirf dikhate hain? Mujhe advice chahiye yaar.

Ready to move is always a better bet if you can't be physically present. It's worth paying a premium for peace of mind.
So, what are you leaning towards now, U1? Ready or under construction?
Noida extension mein rates thode kam hain, but infrastructure is still developing. Consider that too.
Check amenities completion before booking, I made that mistake. Swimming pool is still under construction after 3 years!
Rising rates are a concern. Maybe ready-to-move is better to lock in the price now. Under construction mein toh price badhte rehte hain.
Grihapravesh... I think they have a project called 'Sunshine Helios'. Search for reviews online.
Possession status kya hai, Grihapravesh ka? Anyone knows?
U7, RERA website pe check karo. Everything is there.
Noida is a good investment long term, with the Jewar airport coming up. But choose wisely. Don't get swayed by fancy brochures.
Mera ek dost Sector 150 mein invest kiya tha. Ready-to-move. He's happy with the rental income. But he did his research.
I personally prefer ready to move. Less headache. You can see exactly what you're getting. No 'super area' games.
Rental yield depends on the location and the type of property. 1BHKs usually give better yields than 3BHKs. Sector 120 is mostly families, so 2/3BHKs are better.
Be careful with under construction projects. Builder ne phir se date extend kar diya lol. My friend is stuck in a similar situation.
Bhai, RERA registration number check karo pehle. Sab details mil jayenge. Delayed projects ka list bhi mil jayega.
I invested in Sector 75 2 years ago, ready-to-move. Rental yield is decent, around 3%. But finding good tenants is a pain.
3% is decent? I thought Noida gives higher returns. Which project are you in?
U9, tenant verification is key. Police verification karwana compulsory hai.
Grihapravesh Buildteck... I remember seeing ads for their project near the FNG expressway. Anyone has personal experience with them?
Under construction mein price kam hota hai, but risk bhi zyada. Ready-to-move mein loan milna bhi aasan hota hai.
Rental yield dikhate sab hai, milta kam hai. Noida mein vacancy rate bhi high hai kuch sectors mein. Check the fine print, bhai.
Sector 120 is okay, but prices have gone up recently. Grihapravesh... hmm... I've heard mixed reviews. Under construction is risky, especially if you're not here to follow up.
Haan exactly, Noida mein yahi problem hai. Builders promise the moon, deliver nothing.
U3, which sectors are you referring to with high vacancy rates? Just curious.
Ready-to-move is definitely safer. I bought under construction 5 years ago and still waiting for possession! Kabhi bhi mat karna.
U6, kaunsa project tha? Naam batao, warning deni hai sabko.
Bhai Dubai se invest kar rahe ho, toh soch samajh ke. Ready-to-move is always safer, especially when you can't visit often. Under construction mein delay ke chances bahut hote hain. Grihapravesh ka naam suna hai, but track record check karna zaroori hai.
