Hey guys, I'm looking to invest in Noida again. Already have a couple of properties, but confused this time. Ready-to-move seems safer after all the delays I've seen, but the prices are high. Under construction mein Gayatri Developwell Pvt. Ltd. ka project dekh raha hu. Their payment plan looks good, but kya risk lena sahi rahega? Has anyone invested with them before? What's your take on Sector 158, Noida? Seems promising with the upcoming infrastructure. Also, 2BHK or 3BHK for better rental yield? It's a tough decision, yaar. Mujhe advice chahiye! What do you think?

I'd suggest visiting the site multiple times, at different times of day. See how the construction is progressing. Talk to other potential buyers if you can find them.

Builder ka track record is everything in Noida, bhai. Research well before putting down any money.
I think with the current market conditions (rising interest rates), a slightly lower rental yield might be acceptable if it means less risk with ready to move. Just my two cents.

Haan, U5 is right. Possession is key. Don't fall for the 'super area' trap either. Make sure you know the carpet area.

What's the price they're quoting in Sector 158? Sector 150 is around 7k per sqft right now for new projects. That might give you a benchmark.

Sector 158 has potential with the Jewar airport coming up, but it's still far from the city. Connectivity is an issue right now. I'd say do your due diligence on Gayatri Developwell, thoroughly.

Gayatri Developwell? Be very careful. I know someone who booked a flat with them two years ago, still waiting for possession. Promises, promises, that's all they give.
2BHK for rental, definitely. 3BHKs are harder to rent out, unless you're targeting families. And families usually prefer to buy these days.
