posted on 21 MarNoida Investment: Ready-to-move or Under-construction? Help!
Guys, need some advice. I'm seeing so many under-construction projects in Noida. Avexa Buildcon has some tempting pre-launch offers. But after all the delays, is it worth the risk? Ready-to-move seems safer, right? Sector 93A mein kya scene hai? What's your take? Has anyone experienced major delays with builders recently? Which one is a better investment, considering ROI and peace of mind, yaar?

Sector 150 ka avg rate 7k/sqft hai abhi. Good connectivity and lots of green spaces.
U14, Sector 150 is a good option for families. Schools and hospitals are nearby.
Ultimately, it depends on your risk tolerance and financial situation. Get a good property lawyer to review the documents before signing anything.
So, what did you decide? Ready-to-move or under-construction? Which sector are you leaning towards now?
Noida is a gamble, but it can pay off big time if you do your homework. Best of luck!
My suggestion: if you need a place to live in immediately, go for ready-to-move. If you're looking for long-term investment, under-construction might be worth considering (with caution!).
Builder ne phir se date extend kar diya lol. This is Noida, what else did I expect?
U10, welcome to the club! We all feel your pain.
Check amenities completion before booking, I made that mistake. They promised a swimming pool and clubhouse, still not ready after 2 years!
Market is hot right now. Interest rates are rising, so get your loan pre-approved before finalizing anything.
Ready-to-move is safer, but you miss out on the price appreciation that comes with under-construction. It's a trade-off.
What's the possession status of ready-to-move flats in Sector 93A? Anyone has recent experience?
U3, most projects in 93A are already occupied. You'll be buying resale. Prices are around 8k-10k per sqft, depending on the project.
U3, I saw a few ready-to-move options in Paras Tierea. Check that out.
Be careful — some builders offer 'assured return' schemes on under-construction projects. They're often scams.
U5, totally agree! Assured returns are too good to be true. Read the fine print carefully.
Noida Extension mein try karo. Prices are lower compared to 93A, but connectivity is improving with the new metro line.
Noida Extension is still a bit far, yaar. Commuting can be a pain.
Dekho bhai, it all boils down to due diligence. Visit the site, talk to existing residents, check the builder's history. Don't just fall for the pre-launch offers.
Avexa Buildcon... I've heard mixed reviews. Their previous project in Greater Noida West had some delays. Dig deeper before investing.
Exactly! Always check the builder's track record. No matter how tempting the offers are!
Sector 93A mein Supertech ka kya scene hai? Heard some bad things about their projects being stalled.
Supertech is a big NO. Stay away. Their projects are a mess.
U8, Supertech is bankrupt now. All their projects are stuck. Investment dub jayega.
U8, Supreme Court ne bhi kuch order diya tha Supertech ke against, check kar lo ek baar.
RERA registration number check karo before investing in any under-construction project. It's a must!
U12, even with RERA, delays happen. It's just a layer of protection, not a guarantee.
Good point U12. RERA website pe saari details mil jaati hai. Completion date, approvals, everything.
Bhai, Avexa Buildcon? Run! Seriously. Under-construction in Noida is like playing Russian roulette. Ready-to-move is definitely safer, especially if you're looking for peace of mind. Sector 93A is decent, but prices are high.
Totally agree with U1. Under-construction mein risk toh hai, but potential ROI bhi zyada hota hai. It's a gamble. Depends on your risk appetite, I guess.
ROI and peace of mind? That's a tough one in Noida, my friend. It's either one or the other, rarely both. What's your budget? That'll help narrow down options.
I bought in Sector 150 three years ago, under-construction. Possession mila kya? Still waiting! Builder keeps giving excuses. Never again! Ready-to-move all the way from now on.
U4, same here! Bought in 2019, promised possession 2021, still waiting! Legal notice bhejna pada tha. Abhi thoda progress dikh raha hai.
Haan exactly, Noida mein yahi problem hai. Builders are notorious for delays. Which builder was it, if you don't mind sharing?
U4, three years and still no possession? That's insane! You should file a complaint with RERA.
