I'm upgrading to a 3BHK in Noida, need space for the kids! Ready-to-move seems safer after all the delays I've heard about. But under-construction is cheaper. What do you think? Which one is better for investment long-term, bhai? Let's Make Home Buildtech projects are good, right?

Ready-to-move is safer, but the good ones are snatched up quickly. You have to be really fast and decisive.
Ultimately, it depends on your risk appetite and timeline. If you need it urgently, ready-to-move is the only option.
Don't forget to factor in the cost of interiors. Ready-to-move mein you can start immediately, under-construction mein woh bhi time lagta hai.
So, what did you decide, OP? Ready-to-move ya under-construction?
Good luck with your home search! It's a tough decision, but worth it in the end.
Prices are rising like crazy! Interest rates are also going up. Abhi nahi kharida toh kab kharidoge?
I'm also thinking of upgrading. But so scared of getting stuck with a bad builder. Noida mein trust karna mushkil hai.
Bhai, this builder ka track record bahut poor hai, according to what I found online. Be careful.
Check amenities completion before booking, I made that mistake. They promised everything, but nothing is ready even after 2 years.
Under-construction mein GST bhi lagta hai, right? That adds to the cost.
Haan, GST toh hai. But ready-to-move mein stamp duty and registration charges zyada hote hain. It's a trade-off.
Main toh bolunga, ready-to-move le lo. Kids ke liye space chahiye toh jaldi move karna hai na? Delays will just stress you out.
Anyone here invested in Sector 143B? How's the connectivity there?
Sector 143B is getting better with the new metro line extension. But still a bit far from the main city.
Possession status kya hai Let's Make Home Buildtech ka? Anyone know?
Unki website pe check karo. RERA website bhi. Everything should be there.
Long-term investment ke liye, location matters more than ready vs. under-construction, I think. Which sector are you looking at? And what's your budget?
Sector 150 is good for investment, I heard. Greenery and all. But prices are already high.
Sector 150 ka avg rate 7k/sqft hai abhi. Is it worth it at that price? I'm not so sure.
Let's Make Home Buildtech? RERA number check kiya? Don't just go by the name, bhai.
Ready-to-move is definitely safer, bhai. Under-construction mein toh bas tension hi tension hai. Delays are the norm in Noida. Let's Make Home Buildtech... never heard of them. Check their RERA registration first!
I agree with U1. Ready-to-move is peace of mind. But under-construction gives you time to arrange funds. It's a gamble, yaar.
Cheaper doesn't always mean better, especially in Noida. Builder reputation is everything. Check their past projects. Delayed projects are a red flag!
Haan, builder reputation is key. I invested in an under-construction project 5 years ago. Abhi tak possession nahi mila! Sector 75 mein... worst decision ever.
Mera bhi same experience tha 2 years ago. Now I only look at ready-to-move. Thoda zyada pay karna padega, but worth it for the peace of mind.
Sector 75 is notorious for delays! Which builder, if you don't mind sharing?
