Guys, I'm confused. Ready-to-move seems safer, but under construction offers better deals, right? Swastik Developers ka koi project Kakrola Village mein dekha tha. What do you think? Which one is better for a first-time investor like me? Also, is Noida still a good investment in 2024? Mujhe advice chahiye yaar.

I checked Swastik Developers' RERA registration. They have one project registered, but the completion date is already overshot by 6 months. Be careful!

Pari Chowk is developing fast. Good connectivity. But check the builder's reputation. Don't just go by the 'attractive' pricing.

Ready-to-move is always better if you can afford it. Under construction mein builder kab bhag jaye pata nahi chalta. Mera dost phasa hua hai Supertech mein.
Supertech is a disaster story. Avoid at all costs! But not all builders are the same. Some are genuine.

I bought in Sector 78 three years ago, under construction. Possession was delayed by a year, but the appreciation has been good. Abhi rates double ho gaye hain.

Noida is still a good investment, but location matters. Kakrola Village... thoda outer side ho gaya. Look at Sectors closer to the metro.
I agree with U2. Location is key. And about ready-to-move vs. under construction, it depends on your risk appetite. First-time investor ho toh ready-to-move might be better. Less headache.
