Noida Investment: Ready-to-move vs. Under-construction? Help!

Guys, I'm thinking of investing in Noida again. Already have a couple of properties, but confused this time. What do you think, ready-to-move or under-construction? I've heard RERA is supposed to protect buyers now, but still a bit skeptical after seeing so many projects delayed. Has anyone experienced buying from B.L.Gupta Construction (P) Ltd? Their Sector 47 project looks good, but not sure. Also, rental yields – are they really as high as advertised? Mujhe advice chahiye. Is it worth the risk going for under-construction for a slightly better price? Or stick to ready-to-move for peace of mind? Kya aap logon ko pata hai? What's your take?
