Noida investment: Ready to move vs. Under construction? Help!

Hey guys, I'm thinking of investing in Noida again. I already have a couple of properties, but confused this time. Should I go for ready-to-move or under-construction? Kya aap logon ko pata hai which one's better ROI-wise now? I've heard RERA has helped, but still a bit scared of delays. Also, which sector is hot right now? I was looking at Sector 20, near the metro. Has anyone experienced CGEWHO Group's projects? I'm also wondering, is the pre-launch pricing actually a discount, or just a trap? Mujhe advice chahiye, yaar. Don't want to make a mistake this time! What do you think?
