Yaar, I'm finally fed up of renting. 10 saal rent waste kiya. Thinking of buying in Noida, but so confused! Ready-to-move seems safer after hearing so many RERA horror stories, right? Has anyone experienced delays with Grihapravesh Buildteck Pvt Ltd projects? I'm looking at Sector 120. Kya aap logon ko pata hai which is better for appreciation, ready or under construction? Also, rent vs EMI math is killing me! Is it actually worth buying or am I just jumping the gun? Mujhe advice chahiye, bhaiyon! What do you think? Should I just keep renting? I'm so confused. Is it worth it? Please help!

Bhai, personally, I would go for ready-to-move. Peace of mind is worth the extra cost. Especially with all the scams happening in the real estate market.
Thanks everyone for the advice! I'm leaning towards ready-to-move now, after hearing your experiences. Will check the RERA website and visit the site again.
Good decision, bhai. Don't rush into anything. Take your time and do your due diligence. All the best!
One more thing - check the builder's financial health. You don't want to get stuck with a project that's abandoned midway.
Whatever you decide, get a good lawyer to review the documents before you sign anything. It's worth the investment.
RERA registration number check karo on the UP RERA website. It will give you a good idea about the project's status and any past complaints.
Bhai, Noida mein builders ka kuch bharosa nahi. Ready-to-move is less risky, but under construction mein potential for higher returns. It's a trade-off.
Aaj kal toh home loan rates bhi badh rahe hain. Factor that into your EMI calculations. It might impact your affordability.
I invested in an under-construction property in Sector 143B. The metro connectivity is a big plus. But it's still a waiting game for possession. Fingers crossed!
Think long-term. Are you planning to live there or rent it out? That will influence your decision. Rental yield in Noida is decent.
Don't forget to factor in hidden costs! Stamp duty, registration charges, interior work... it all adds up! Under construction mein GST bhi lagta hai.
Grihapravesh Buildteck Pvt Ltd... I think they have a project near FNG Expressway. Anyone has any insights on that?
FNG wala project ka naam kya hai? I can check with my friend, he lives nearby.
Appreciation depends on the location, bhai. Sector 150 mein toh prices are skyrocketing due to the upcoming Jewar airport. Check the development plans for Sector 120.
EMI will feel like rent for a while, but eventually, the property is yours. Rent toh hamesha jaata rahega. But do your research!
Under construction is a gamble, yaar. I booked a flat in 2018, abhi tak possession nahi mila. Builder ne phir se date extend kar diya lol. Ready-to-move le lo, EMI start ho jayega, but at least you have a roof over your head.
U6, kaunsa builder tha? Naam batao, bhai, warn everyone!
Rent vs EMI is not just about the numbers, it's about ownership. That feeling of owning your own space is priceless. But, Noida mein, builder reputation is everything!
I bought a ready-to-move in Sector 78 three years ago. Prices have gone up significantly since then. Plus, no headache of waiting for possession. Worth it, in my opinion.
Sector 120 is good, close to the metro. But check the social infrastructure around – schools, hospitals, markets. Also, consider the floor you're buying on. Lower floors can be noisy.
Bhai, 10 saal rent waste kiya is a tough pill to swallow, I get it. Ready-to-move is definitely safer, especially in Noida. But appreciation ke liye, under construction can give better returns if you play your cards right. Grihapravesh ka naam toh suna hai, but no personal experience. Rent vs EMI - crunch the numbers properly, include maintenance, property tax, everything!
Exactly! Rent feels like throwing money down the drain. I'm also leaning towards ready-to-move for peace of mind. RERA is there, but still...better safe than sorry!
Sector 120? That's a decent location. But Grihapravesh... I've heard mixed reviews. Check their other projects' possession status before you commit. Don't just blindly trust the sales pitch, bhai.
Haan, exactly. Sector 75 mein unka ek project toh delayed hai, I heard. Check RERA website for project details and complaints.
U3, sahi bola. Sales pitch toh sab dete hain. RERA check karna is crucial. Also, physically visit the site multiple times, different times of the day.
