Noida investment: Rent vs Buy, actual ROI?

₹25k rent for a 2BHK in Sector 151. EMI on a similar flat is easily double, right? I work in real estate, so I see the super area vs carpet area games. Honestly not sure if buying makes sense right now. Everyone's talking about Noida Extension. Is it worth the hype? Or should I stick to Noida? Also, Subhlaxmi Developers are launching something new. Anyone has experience with them? What's the real rental yield these days? Share your thoughts!
