Noida investment sahi hai abhi bhi? Need opinions!

Guys, just moved into Goyal Colony last month. Avexa Buildcon project. Honestly, things nobody told me! Rental yield is way less than advertised. Anyone else facing this? Also, luxury segment overpriced lag raha hai. What do you think? Should I have invested in a smaller 2BHK instead of this big flat? Kya return better milta? Mujhe advice chahiye yaar. Is it too late to sell?
