Guys, I'm based in Dubai. Thinking of investing in Noida, Sector 74. What do you think? Is it still a good time, or has the market peaked? I can't visit for site inspections easily. Also, anyone invested in Contour Buildcon Pvt Ltd projects? Kya aap logon ko pata hai about their track record? Mujhe advice chahiye, yaar. Rental yield ka kya scene hai? Will need a property manager, so any recommendations?

Sector 150 ka avg rate 7k/sqft hai abhi. Keep that in mind. Also, check the builder's financial health. Many are struggling.
Be careful of pre-launch offers. They seem attractive, but often get delayed or cancelled.
Noida Extension (Greater Noida West) mein bhi options hai. Thoda sasta milega, but connectivity is still improving.
Before investing, check the encumbrance certificate. It will tell you if the property has any legal issues.
So, after all this advice, I'm leaning towards Sector 150 but avoiding Contour Buildcon. Thanks again, everyone!
Property manager? I use NoBroker's property management service. They are okay, but not great. Charges are around 5% of the rent.
New metro line extension is planned for Sector 74. That might increase property prices in the future. But it's still a long way off.

Don't just rely on online reviews. Try to connect with existing residents of Contour Buildcon projects. They will give you the real picture.
Sector 74 is okay, but check the RERA registration number before investing. Many builders make promises they can't keep. I learnt it the hard way.
Haan exactly, Noida mein yahi problem hai. RERA bhi kuch nahi kar paata eventually.
I bought a 2BHK in Sector 74 three years ago. Rent is around 18k. EMI is more than that, so I'm losing money every month. Don't make the same mistake as me. Calculate everything properly.
Contour Buildcon... I have heard horror stories. Delay after delay. Stay away. There are better options in Noida.
Sector 74 is good for end-use, not so much for investment, in my opinion. Rental yields are low, and appreciation is slow.
Which floor are you planning to buy? Higher floors generally fetch better rent. Also, check the amenities - swimming pool, gym, clubhouse, etc. These are important for attracting tenants.

Rental yield in Noida is pathetic compared to Gurgaon, honestly. But property prices are lower. It's a trade-off. Sector 74 mein already bahut supply hai, so competition will be tough to find tenants.
Yaar, investment is always a gamble. Sector 74 is good connectivity-wise, metro is there. But Contour... I'd be wary. Ghar kharidna hai, lottery nahi.
Bhai Dubai mein ho, itna paisa hai toh why Noida? Gurgaon is better, more corporate tenants. Just saying.
