Guys, I'm thinking of buying my first property in Noida. Is it still a good investment in 2024-25? My parents keep saying 'Noida mein lelo'. I'm confused between Sector 94 and Greater Noida. Kya aap logon ko pata hai which one is better for appreciation? Also, under-construction vs ready-to-move? Tata Housing mein koi problem toh nahi hai na? Mujhe advice chahiye yaar!

RERA registration is important, but it's not a guarantee. Builders still find ways to delay projects. Read the fine print carefully!
Current market conditions mein, interest rates are high. So, think carefully about your EMI burden before buying.
So, OP, what did you decide? Sector 94 or Greater Noida? And ready-to-move or under construction? Update us!
Ultimately, it depends on your risk appetite and budget. Sector 94 is safer but more expensive. Greater Noida is riskier but potentially higher returns. Do your research and choose wisely!
Be careful - some builders in Greater Noida have 3 delayed projects. Check their track record on RERA website before investing.
For a first-time buyer, ready-to-move is always safer. You avoid the stress of construction delays and builder issues. Plus, you can start renting it out immediately.
I'm also thinking of investing in Noida. What about Sector 143? Anyone have any experience there?
Greater Noida West mein connectivity abhi bhi issue hai. Metro is coming, but it will take time. Sector 94 is already well-connected.
Check amenities completion before booking, I made that mistake. Swimming pool is still not ready after 2 years!
Tata Housing ka reputation toh achha hai, but check the specific project's reviews. Some projects are better than others.
Sector 150 ka avg rate 7k/sqft hai abhi. Greater Noida West mein it's around 5-6k. But Sector 150 has better planning and green spaces.
Possession status kya hai, OP? Have you visited the sites? Pictures can be deceiving.
Good point! Site visit is a must. Check the construction quality, amenities, and overall environment.
Greater Noida mein toh abhi bhi land kaafi available hai, so prices might not appreciate as fast as Sector 94. But you get bigger apartments for the same price.
Sector 94 is almost saturated, right? Limited new developments. Greater Noida West (Noida Extension) is where all the action is these days.
True, but Sector 94 has better infrastructure and connectivity already in place. Greater Noida West still needs time to catch up.
I bought in Sector 75 three years ago. Prices have gone up, but not as much as I expected. Plus, the builder is still dragging his feet on some amenities. Be careful about what they promise!
Don't just look at appreciation. Consider rental yield too. Sector 94 might give you better rental income because of its location.
Bhai, under-construction is a gamble. Mera bhi same experience tha 2 years ago. Builder ne phir se date extend kar diya lol. Stick to ready-to-move if you can afford it.
Exactly! RERA is supposed to protect us, but it's still a hassle to file complaints and get things done.
U12, which builder was it? Name and shame them! We need to protect each other from these fraud companies.
Sector 94 vs Greater Noida? That's a tough one, bhai. Sector 94 is prime location, near Delhi, but Greater Noida has more space and cheaper rates. Depends on your budget and what you want. Under-construction is risky these days, so ready-to-move is safer, especially for a first property.
Totally agree with U1. Sector 94 is premium, but check the builder's reputation carefully. Land acquisition issues can delay projects.
Tata Housing is generally good, but always do your due diligence. RERA registration number check karo, and see if there are any complaints against the project. Which Tata Housing project are you looking at?
Noida investment sahi hai kya? Depends on your timeline, yaar. Short-term gains are tough, but long-term, it can be good. Metro connectivity is improving, and there's a lot of development happening.
Haan exactly, Noida mein yahi problem hai - short term mein itna return nahi milta. But rental income is decent.
U4 is right. Noida is a long game. Think 5-7 years at least for good appreciation.
