Noida investment sahi hai ya Greater Noida better?

Guys, I'm thinking of buying my first property. Sector 10 Noida mein Chauhan Associates ka project dekh raha tha. What do you think, is Noida still a good investment in 2024-25? My parents keep saying Greater Noida is where the growth is. Also, ready-to-move better hai ya under-construction? I'm a bit scared of RERA horror stories, tbh. Mujhe advice chahiye yaar. Kya bolte ho?
