Guys, I'm based in Dubai. Noida mein invest karna sahi rahega? Sector 38 mein AIMS MAX GARDENIA DEVELOPERS PVT LTD ka project dekh raha hu. Rental yield actually milti hai kya? Under construction lena chahiye ya ready-to-move? Kya aap logon ko pata hai, which is better ROI wise? Mujhe advice chahiye yaar!

I bought a ready-to-move apartment in Sector 78 last year. Best decision ever! No tension of construction delays or hidden costs. Peace of mind is priceless, especially when you're based abroad.
Rates are going up everywhere, yaar. Even in Greater Noida West. New metro line is pushing prices up. If you're serious about investing, don't delay too much.
Has anyone invested in Gaur City? What's the feedback? I'm seeing some good deals there, but a bit skeptical about the location.
U17, Gaur City is huge! Lots of apartments, but also lots of people. Traffic can be a nightmare. Amenities are good, though. Schools, hospitals... everything is there.
U7, Sector 150 mein toh rates bhi bohot high hain abhi. Check other options too. ATS Green is a good option there. Little more expensive, but reliable.
Bhai, rental yield is a myth in many cases. Especially if you're buying for investment only. Maintenance charges, property tax... sab calculate karna. Net yield kya mil raha hai, woh dekho.
Sector 38 is amazing location wise. Close to everything. But price point is high. Maybe look at Sector 93 or 137? Still developing, but more affordable. Metro connectivity is good in 137.
Possession status kya hai AIMS project ka? And what's the price per sq ft they are quoting? That's crucial info. Don't blindly believe their marketing material.
Ready to move is always better, especially if you're not here to oversee the construction. Under construction projects can be a real headache, especially with smaller builders. I bought in Sector 75 5 years ago and still waiting for some amenities to be completed!
Noida vs Greater Noida is the age-old question! Noida is more established, Greater Noida has more potential. Depends on your risk appetite and investment horizon. AIMS, though? I'd stay away. Heard some not-so-good things.

U8, Exactly! RERA website is your best friend. Don't trust everything the builder tells you. I learned that the hard way. Mera toh paisa doob gaya almost ek project mein.
AIMS MAX GARDENIA? Bhai, builder ka naam toh suna suna lag raha hai... check their RERA registration number first. Rental yield Noida mein is hit or miss. Depends on the sector and the demand. Dubai se ho toh ready-to-move le lo. Less hassle.
Greater Noida is definitely cheaper, U1. But Noida has better connectivity and social infrastructure. Sector 38 is prime location, but AIMS... I'd be wary. Under construction mein phass sakte ho.
I agree with U2. Greater Noida West (formerly Noida Extension) has more potential for appreciation, but it's a long game. Sector 38 is already developed, so growth might be limited. Think long term, bhai.
Rental yield in Sector 38 is decent, around 2-3%. But AIMS... not sure about them. Check their past projects. Delay ho gaya toh problem ho jayega. I know people stuck in Jaypee projects for years.
