Guys, I'm based in Dubai and looking to invest in Noida. Sector 112 looks promising. Swaraj Homes Builders & Developer projects are decent, right? Noida vs Greater Noida, which gives better ROI? Rent bhi milna chahiye easily. What do you think? Mujhe advice chahiye yaar. Can't visit now, so need your help!

I would personally prefer Noida over Greater Noida for rental income. Sector 112 is a decent option, just be careful about the builder.
Rising interest rates are also a factor to consider. EMI will be higher now. Greater Noida might be a better option if you're on a tight budget.
Check amenities completion before booking, I made that mistake in Gaur City. They promised a swimming pool and gym, still not ready after 4 years!
Overall, Sector 112 has potential, but Swaraj Homes is a risk. Greater Noida is cheaper, but less developed. Depends on your risk appetite and budget.
Don't forget to factor in the maintenance charges. Sector 112 mein maintenance charges are usually higher than Greater Noida.

Bhai, I am also NRI looking in Noida. Sector 150 is good, but expensive. Sector 112 is a good middle ground. Check the builder's financial stability too. Covid ke baad bahut builders ka haal kharab hai.

Last I heard, delayed chal raha hai. But check their website or RERA for latest updates. Don't trust everything you hear!

I invested in Sector 75 Noida 3 years ago. Rates have almost doubled. Rent is also decent. Sector 112 might be a good long-term investment, but do your research on the builder. Don't just go by the glossy brochures.

Check out ATS and Godrej properties in nearby sectors. They are more reliable but obviously more expensive.

ROI ki baat kar rahe ho? Greater Noida West mein toh abhi bhi chances hai, but Sector 112 is already quite developed. Rent will be better in 112, near offices and all. Swaraj... hmm, not sure about them.
Swaraj Homes? Are they RERA registered? Check RERA website before investing anything. I invested in a project 5 years ago, abhi tak phase 1 bhi complete nahi hua. Lesson learned!
RERA registration is mandatory now, U3. But doesn't guarantee timely possession unfortunately. I agree, do your due diligence. Sector 112 has better connectivity, that's a plus.
