Noida investment: Sector 131 or elsewhere?

Hi everyone! I'm looking to invest in Noida real estate. What do you think about Sector 131 for investment? Is it a good option for long-term gains? Also, has anyone had experience with Lavish Buildmart Pvt Ltd? Are their projects worth considering, or should I look at other builders? What are the risks and challenges I should consider before investing? Any advice would be great! Thanks!
