Noida investment: Sector 143 or Civitech? Confused!

Hey guys, I'm thinking of investing in Noida real estate. I've been looking at Sector 143, but I'm also considering Civitech projects. What do you think about the current market conditions in Noida? Is it a good time to buy, ya phir wait karna chahiye? Has anyone here invested in Sector 143? What's the rental yield potential like? I'm also wondering about the expected returns and appreciation in that area. Civitech ke projects kaise hain? Any experiences with them? Which one would you recommend for long-term investment? Mujhe advice chahiye! Is it better to invest in under-construction or ready-to-move properties right now? Kya scene hai?
