Working in real estate makes it harder, tbh! I'm looking at Sector 150 vs Sector 9. Sector 150 has good appreciation, but Sector 9 offers rental income immediately. MMR Group ka project sahi hai, but is the PLC worth it? Rent vs buy, confused! What do you guys think?

Did you factor in the cost of furnishing the apartment? That can be a significant expense, especially in a new sector like 150.

Sector 9 mein traffic bhi bahut hai yaar. 150 is much more peaceful. But connectivity is better in 9, with the metro.
Metro is coming to 150 eventually, right? That's the plan, at least.
Guys, remember the new metro line extension is impacting property prices everywhere. Factor that in. Also, interest rates are rising, so calculate your EMI carefully.

Yes, Sector 150 is becoming very popular with families, especially those working in Greater Noida and Noida Expressway area. Rental demand is definitely there.
Sector 9 gives you immediate rental, but the tenants are often a headache. Sector 150 has a better class of tenants, eventually. Think about maintenance also.
Don't just look at MMR. Check out Godrej Palm Retreat in 150. Little more expensive, but worth it, IMHO.
Sector 150 ka current average rate kya hai? Last I checked it was around 6500 per sqft.
I think it's closer to 7k now, especially for ready-to-move-in apartments.
Rental yield in Sector 9 is probably around 3-4%. Sector 150 will be much lower initially, maybe 1-2%. Do the math!
Jewar airport toh kab banega? I've been hearing about it for 10 years! Don't put all your eggs in that basket.
Sector 9 is old Noida. Infrastructure is there, but it's also...old. 150 is shiny and new. Depends on your risk appetite, I guess.
PLC is a scam, avoid it like the plague! They always overcharge. Negotiate hard or walk away.
I invested in Sector 150 three years ago. Appreciation is good, but possession delayed by 18 months! Builder is giving excuses about COVID, but I think they over-extended themselves.

Sector 150 vs 9 is a tough one! I'd lean towards 150 for long-term gains, especially with the upcoming Jewar airport. But rental income from 9 is tempting. MMR ka naam toh suna hai, but PLC is a killer.
