Noida investment: Sector 152 or wait?

Hey guys, I'm thinking of buying my first property in Noida, maybe Sector 152. I've seen some projects by B.L.Gupta Construction (P) Ltd. there. My parents keep saying it's a good time, but honestly, I'm not sure. Is Noida still a good investment in 2024? I mean, prices seem pretty high already. Also, ready-to-move vs under-construction – which one is actually better after all the RERA issues? I've heard some horror stories! What do you think? Anyone invested in Sector 152? What's your take?
