Noida investment: Sector 156 or Sharnam Propmart?

Hey guys, I'm thinking of investing in Noida. What do you think about Sector 156 for appreciation? Is it a good time to buy, ya market high hai? Also, has anyone invested with Sharnam Propmart? How's their construction quality and delivery? Mujhe advice chahiye between under-construction and ready-to-move. Which one is better for ROI? Kya aap logon ko pata hai about rental yield in Sector 156?
